91 residences in a mid-rise building designed by BDE Architecture. The building will feature a central courtyard with a "green-roof" terrace and on-site fitness center. While the building falls in the Potrero Hill neighborhood it is convenient to the Dogpatch and 22nd St Caltrain station.
Developer: Trumark Urban
Architect: BDE Architects
Rentals or Condos for Sale: The 91 condos will be sold, 80 as market-rate residences with 11 below-market-rate homes.
Knox at 645 Texas in San Francisco will be home to 91 residences:
The mid-rise building will rise about five stories above ground and have below ground parking with a garage entrance that appears to be on Mississippi St. There will be a small commercial/retail space of about 600 square feet.
Demolition of the existing buildings is complete. Construction is underway and we project occupancy in late 2016.
Unannounced at this time. Pricing is typically the very last item that a developer decides upon, so we don’t expect to have this information until the sales office opens. The sales office is expected to open in the late summer/fall of 2016 with completion of the building in late 2016 or early 2017.
As proposed, the building has about 65 total spots not including two car share spots and two service vehicle spots. They do not appear to use mechanical stackers. The garage also has about 96 parking spots for bikes.
A butterfly habitat! Seriously. The building will be built around a central courtyard and also have a shared “green roof” terrace. Some homes will have private outdoor space.
The developer has elected to meet city requirements by offer 11 BMR homes on-site at Knox. Of the 11 BMR homes, five are slated to be one-bedroom homes, and six will be two-bedroom homes.
We do not represent the developer; we provide independent buyer representation. The developer’s exclusive representative is Polaris Pacific.
