The story of The Harrison is perhaps the story of San Francisco real estate. The One Rincon Project was originally envisioned as a two-tower development with shared amenities. Market timing and investment appetite saw the condos in what was originally thought of as "Tower 2" developed with investment capital focused on luxury rental grade finishes and leased for cash-flow. The building was then sold to investors who brought on a new design team led by Ken Fulk. The result is a fusion of old-world elegance and modern high-rise amenities and views.
Selling now. The Harrison has had owners moving in for over a year and is completed.
One-bedroom home start in the mid-$800K range. Two-bedroom homes start at approx $1.5 million. We have had luck negotiating on HOA fees and price. One bedroom floor plans range from 600 to over 800 square feet, two-bedrooms start at around 1200 square feet and go to over 1300 square feet. The HOA dues are high but it is truly a full amenity building.
