Pricing for One Mission Bay

Studio homes have gone quickly in each release. Studio homes are priced in the mid $600,000 to $700,000 range.

One-bedroom homes currently start at around $800,000 with garage parking for one car. A larger one-bedroom + den plan would be in the $1,000,000 – $1,100,000 range.

A typical two-bedroom home is currently priced starting at around $1,200,000, comfortably equipped at $1,300,000 and up to around $2,000,000 – two bedroom homes also include one-car parking.

Three-bedroom homes begin at around $1,600,000 with larger homes on higher floors topping out in the low $3,000,000 range.

The One Mission Bay development is part of the Mission Bay master development, with different parking allocation rules than other developments currently under construction or for sale. What this means is that almost all of the homes at One Mission Bay include a garage parking spot in a traditional (no mechanical stacker or other parking compression technology) parking spot that you self-park.

Below Market Rate (Inclusionary Housing) Homes

It’s a long story. Approval of this project required an increase in the developer’s contribution to our affordable housing fund, but the way Mission Bay was zoned and built handles the off-site location and building requirements differently than for most other new developments in other areas of the city. There aren’t any on-site BMR homes at One Mission Bay, and if you’d like more details we are happy to explain to the best of our knowlege.

Additional Information about 1 Mission Bay

One Mission Bay is located on a formerly vacant lot that served for many years as Giants Parking Lot D. In addition to the luxury residences at One Mission Bay, a hotel will be built adjacent to the development that will provide about 150 hotel rooms.

The site for 1 Mission Bay was originally going to be exclusively a hotel with about 500 rooms, but it was re-zoned (the only re-zoning so far in the Mission Bay master plan) with a 150 boutique-size hotel and 350 condominiums. The re-zoning allowed the city and developer to voluntarily increase their contribution to our inclusionary housing (BMR) program – from 15 %to 20%, and they will be off-site in the same manner as all other Mission Bay inclusionary housing projects.

The project architect is Arquitectonica. They are no stranger to the Mission Bay area or San Francisco, having designed entire blocks of the neighborhood on the north side of the channel. Lumina is their most recent design in the city to open.

The location in the heart of Mission Bay near the current Caltrain station and muni light rail makes 1 Mission Bay a phenomenal location for folks that don’t own a car. Given current neighborhood street capacity, walking often feels faster than driving through Mission Bay. The great news is we also think it is absolutely a place in the city where you wouldn’t miss having a car 99% of the time.
